A Deal Done Before Christmas
I’m Haim, Managing Director at Eldorium Finance. This note isn’t about market theory. It’s about execution and how deals actually get done when timing matters.
A December Deal: Under Real Pressure
Just before Christmas, we were introduced to a borrower with a time critical requirement. The purchase was agreed, funding elsewhere had slowed, and completion risk was rising with the Christmas shutdown looming. A delay would have had material consequences.
We met the borrower that morning. By the same day that evening we had reviewed the asset, assessed the exit and borrower capital at risk, agreed the structure internally, and issued formal terms. Once agreed, we moved straight through to completion.
Why Speed Actually Matters
Speed isn’t about cutting corners. It’s about knowing what matters in underwriting, understanding where risk truly sits, and being able to say yes or no decisively. In December especially, hesitation kills deals.
Our Approach as a Lender
This transaction worked because it was first charge and security led, the borrower had real capital at risk, the exit was realistic, and the structure removed timing risk. We focused on making the deal happen safely, not on maximising leverage.
Many deals don’t fail on valuation. They fail on timing, confidence, and decision making. That’s where specialist lenders earn their place.
