Planning Ahead: How Smart Structuring Saved Time, Cost, and Preserved Upside
One of the most common (and costly) mistakes developers make is arranging finance after key planning decisions are already fixed. The real savings happen when funding and strategy are aligned from the very beginning.
This project is a clear example of that approach in action.
A client approached Eldorium Finance before purchasing a large semi-detached property with a garage in Kensal Rise. The initial concept was to extend the property and convert it into six flats.
Before committing to that route, we worked closely with the borrower to assess planning risk, council appetite, and cost implications across different scenarios. Our view was that while intensification could be explored, the local authority was likely to resist six flats in that location, preferring to retain the character of a family-housing street. A conversion into two larger units, however, was achievable if structured correctly.
The Strategy
Rather than forcing a single outcome, the project was planned in clearly defined stages, allowing flexibility while controlling cost and risk:
- Acquisition of the property
- Permitted development for a rear extension
- Permitted development for a loft conversion
- Full planning for side extension and garage demolition
- Parallel applications for both six flats and two units, preserving optionality
As anticipated, the six-flat scheme was refused. Because the alternative route had already been planned, the project moved forward without delay.
The Outcome
- The development completed successfully as two high-quality units
- Build costs were materially lower than a six-flat scheme
- Delivery time was significantly shorter
- The borrower avoided redesigns, delays, and abortive costs
- Exit finance was arranged smoothly
In total, the borrower saved thousands in unnecessary costs, while delivering a lower-risk scheme with capital structured to support every stage.
